1. What is a Mortgage Foreclosure?: A mortgage foreclosure is the forced sale of property pledged as security for a debt that is in default.

2. What is a Tax Foreclosure?: A tax foreclosure is the forced sale, conducted by a governmental agency, of real estate for nonpayment of taxes.

3. When and where is the foreclosure sale conducted?: The sale is conducted on the first Tuesday of every month between the hours of 10:00 AM and 4:00 PM. If the first Tuesday of a month occurs on January 1st or July 4th, the sale will be conducted between 10:00 AM and 4:00 PM on the first Wednesday of the month. The sale will take place on the west side of the Bexar County Courthouse located at 100 Dolorosa, San Antonio, Texas or as designated by the Commissioner’s Court.

5. What types of funds are necessary to bid at the sale?: Both the mortgage and tax foreclosures are cash auctions. Therefore only cash or certified funds must be tendered at the time of sale. No personal checks will be accepted. The method of payment will be verified prior to bidding.

6. How can I be sure that a foreclosed property has a clear title?: Information concerning liens recorded against a property may be researched by the public in the County Clerk’s Deed Records Department located at 101 W. Nueva, Suite B109, San Antonio, TX 78205, or by visiting our website . Title insurance and guaranteed clear title searches are performed by title companies for a fee; you may also seek legal advice from an attorney. The County Clerk’s Office does not guarantee a clear title and is not responsible for any encumbrances on the property. Foreclosure is a very complex process and we suggest you contact your legal advisor if you have concerns or questions about a particular property.

7. Where may I obtain a copy of a notices or list of Mortgage Foreclosures?: Mortgage Foreclosure Notices may be obtained by visiting our website. A list may be obtained through the Bexar County Clerk’s GIS Foreclosure Map’s web page at maps.bexar.org/foreclosures, or you may visit the Bexar County Clerk’s Deed Records Department located at 101 W. Nueva, Suite B109, San Antonio, TX 78205.

8. When is the GIS foreclosure map updated?: The foreclosure map is updated twice a month; the first Friday after the auction and approximately 18 days prior to the sale.

9. Is there a redemption period on a Tax Foreclosure?: Redemption period for properties identified as agricultural use or homestead properties is two years. Redemption period for all other properties is six months. The redemption period begins on the date the deed is recorded.
